This project is a renovation of an existing, vacant nine story structure, previously used as a hotel, to permit up to 144 hotel and residential dwelling units above the ground floor, with 2 commercial tenants on the first floor. The zoning for this site is C-3, Heavy Commercial District, and hotel is a permitted use, while Dwelling, Above the Ground Floor is classified as a Conditional use under this zoning classification.
The scope of renovations will include new interior finishes, new MEP systems, renovations to the existing pool deck, renovations to existing windows and openings, site improvements, and new sprinkler and fire alarm systems throughout. The building is individually listed in the National Register as a certified historic structure and has been reviewed and approved in Part 1 and Part 2 reviews for both State and Federal Historic Tax Credits, from SHPO (State Historic Preservation Office) and the NPS (National Park Service).
The existing building is 9 stories and previously contained approximately 216 hotel units. Renovations under this proposal will provide the structure with 144 single bedroom units. On the first floor there will be a lobby with hotel amenities in addition to the two white box commercial tenant spaces; while no tenants are current signed for leases, the intent is for future retail and restaurant uses at these units. The 8 floors above will made up of one-bathroom units with kitchens.
The existing site is 101,085 square feet. The majority of the site will be used for visitor and guest parking, a total of 154 parking spaces will be provided on the site. A new dog walk area will be added and the existing pool will remain and brought back into use. Currently, the existing site is completely paved over with asphalt, our proposal will install new permeable green and open space to comply with Stormwater management code for the city. There will also be new exterior lighting, new fences and gates added around the site.
